Garage Conversions

Converting a garage into a habitable room does not generally require planning permission as long as there is no enlargement of the garage. A Certificate of Lawful Development should be sought to prove the conversion did not require planning permission.  Sometimes permitted development rights have been removed from certain properties with regard to garage conversions, particularly if you live on a new housing development or in a conservation area.  Where work is proposed to a listed building, listed building consent may be required.

Building Regulations approval is required for a garage conversion. Various upgrades to the damp proofing and themal insulation of the garage will be required under these.

Changing Internal layout

Internal alterations to layout do not generally require planning permission however Building Regulations approval will be required for any structural alterations. We can provide structural calculations for beams and SAP calculations .
